What am I NOT getting for using a flat-fee broker instead of paying a typical commission?

I want to list my house with you, but the price is above $900,000. How much will you charge?
We offer a percentage rate commission of 1% of the sales price for homes with a sales price over $900,000. This only applies to homes within our markets. Our service fee includes the same standard services we offer every Seller, and our add-on services are available at their regular pricing. The 1% fee does not include the Buyer Agent’s commission.
What if another agent/brokerage brings a Buyer – how much will I be charged?
Typically* in the Houston area, a Buyer’s Agent commission is 3% of the sales price. We believe that you are likely to get more traffic (therefore, more potential buyers) if you offer a 3% commission to other agents. That said, there is no set price for real estate commissions in Texas, and it’s up to you how much you want to offer a competing agent to bring a Buyer to the table.
What if HFFR acts as the intermediary (brings the Buyer)?
HFFR will only bring pre-approved, qualified Buyers to the table. We will charge them our typical fee and rebate to them the remainder of the Buyer’s Agent commission you have offered.
I have a house I want to sell in The Woodlands (Clear Lake, Katy, Sugarland, etc.) – will you list it for me for your standard listing fee?
We are not currently offering our $5,000 flat-fee for areas outside of our markets. For locations outside our markets our fees revert to a typical* commission of 6% of the sales price (3% goes to the Buyer’s Agent). We offer a percentage rate commission of 1.5% of the sales price for homes that we list that are $299,999 and under. This only applies to homes within Our Markets. Our service fee includes the same standard services we offer every Seller, and our add-on services are available at their regular pricing. The 1.5% fee does not include the Buyer Agent’s commission.
*REMEMBER: Commission rates in Texas are not set and vary depending on the individual property owner. We use the term “typical” we when discuss the commission structure of 6% as an example only, and make no representations that this is a standard or set structure.
